Pros

• No mud flats, tidal wetlands, inland wetlands, shellfish beds or other coastal resources
• Close proximity to existing channel of West Branch of Rippowan River
• No noise impact
• Waterfront structures are in good condition
• Slightly less vulnerable to wind and waves than open water location
• Shoreline water depth is shallow but site is adjacent to dredged channel with 12-15 feet depth
• Close to turning basin enables easy maneuvering for ferry
• Marine water quality is poor

Cons

• Tidal inundation during category 1, 2, or 3 hurricane
• Landward areas may be inundated during a category 4 or 5 hurricane
• Hazardous materials present
• Potential environmental justice impact as site located near minority population
• Location will expose ferry to wakes from other vessels
